Certification
Construction Certificate – NSW
Our Accredited Certifiers are able to issue Construction Certificates for building work in New South Wales. Construction Certificates are similar in some respect to the old Building Approvals under the Local Government Act, and are required to be issued prior to the commencement of building works. For building work, prior to a Construction Certificate being issued, we need to ensure that the building will comply with the Building Code of Australia and that the building plans are consistent with the Development Consent. We also need to ensure that all the relevant conditions annexed to the Development Consent have been addressed.
Complying Development Certificates – NSW
Complying Development Certificates are a form of “fast track approvals” whereby certain forms of development, providing your project meets certain pre defined criteria and comply with the local Council’s Development Control Plan, may be able to be approved usually within a few days. The requirements pertaining to Complying Development vary from site to site and also within each Local Government area. Call one of our Accredited Certifiers to enquire whether the Complying Development Approval process may be utilised for your project.
Development Permits - Qld
Our Certifiers are able to issue Development Permits for building work in Queensland. In order to issue a Development Permit for building work in Queensland our certifiers will assess your building plans to check compliance with the Building Code of Australia, Council’s Planning Scheme and other statutory regulations.
Mandatory Inspections During Construction
Our Accredited Certifiers will inspect your building project during construction to ensure that the building is progressing in accordance with statutory requirements. In both NSW and Queensland a series of mandatory inspections have been introduced for all building work. The number of inspections required for a building varies depending on which State in which the building is to be constructed, and the building’s use.
Issue of Final Certification
At the completion of the project our Accredited Certifiers will inspect the building and issue the required final certification should all relevant matters be satisfied.
Building Code of Australia Assessment
Our Accredited Certifiers may be separately engaged to assess and provide comment on a project’s compliance with the Building Code requirements. Our comprehensive reports offer guidance on the degree of compliance with the current Building Code of Australia.
Due Diligence Reports
Our Accredited Certifiers have vast experience in the assessment of all classes of existing buildings in order to provide a snapshot of an existing buildings degree of compliance with all the aspects of the current Building Code requirements. The report will identify areas of non compliance and recommend a programme of works to enable the building to comply with the current objectives of the Building Code of Australia. Diligence reports are often undertaken prior to design of building refurbishment in order to rectify any non compliant features in a building during any building refurbishment.
Fire Safety Reports
Our Accredited Certifiers may be engaged to provide advice on existing buildings in order to assess a building’s compliance with the current Fire Safety provisions of the Building Code of Australia.
Performance Based Building Solutions under Building Code of Australia
Our Certifiers are able to assess Performance Based design solutions in Queensland in order to achieve cost effective solutions to your building project without compromising the Performance objectives of the Building Code. Similarly, in New South Wales our Certifiers are able to assess Performance Based Solutions providing they are not to the Fire Safety objectives of the Building Code of Australia.
